Hey, Hey, Hey, it's Yassin here. With my partners Jason Lucchesi and Michael. How are you guys doing? Michael didn't say your last name because I knew I'm going to butcher it. Its okay. So, how are you guys doing?

Jason
Good. How are you doing, man?

Yassin
I'm doing awesome. I'm excited to do this quick case study interview. We've been working together for now, I don't know, five-six months, since the start of the year and we've been getting some great gun results. So I just wanted to like hop on a call, share what we've been able to do together to inspire others, make a bigger impact and inspire others with the numbers we've been able to achieve.

So Jason, you're super known in the real estate investing scene because of the podcast and whatnot but please give us like two minute background about you, your business. Like, give us a sense of where, where you are in your business currently. Like revenue wise, how long have you been in business, what market you're in, like whatever you're willing to share with us.

Jason
Yeah, I'm an open book. My name's Jason. I've been doing real estate investing now since 2008. Got into the internet marketing side of the business in 2012 and kinda found a really awesome niche using LinkedIn for finding off market properties through banks and hedge funds and private equity firms.

We've been really focused on that as of right now, currently within, our, our business for the educational side and also from personal side too. We also still do some of the direct mail stuff for our business as well. Also, we focus on residential and commercial properties now. But, over the past few months of working with yassin, we've not had to worry about doing webinars or video sales letters. It's all been,

Yassin
and we'll get into that. Yeah, yeah. No, yeah, that's awesome. So, I mean, you've been in, you've been in into this, space, for quite a while now. And how did you first hear about me and maybe before we started working together? How did you hear about me? Do you remember?

Jason
Yeah, my, my good friend, Andy who song, and I don't even know if I, he always tells me how he pronounces his last name.

Yassin
Yeah.

Jason
Andy's a great guy. He's always willing to help. We had a little mini mastermind here for a, we would meet up for a few sessions and Andy knew what I was doing here, on the internet marketing side. He wanted to introduce us.

To be honest with you, I was a little hesitant because somebody reached out to me like a year prior wanting to do the same thing. And I didn't think it was something that would be capable of doing, but I felt good after you and I got on the phone. You were willing to put your money where your mouth is and I'm really glad that we decided to proceed forward.

Yassin
Yeah. So I mean, I mean you've touched on it, so I mean, so what was your hesitation? I mean, why didn't you go with the guy that reached out to you like a year, year back? what were your hesitations?

Jason
I wasn't like a big believer in the email sequencing and building the report just through email. I thought you had to do the webinar. I thought you had to have a sales team call all the attendees and sweet talk them into to the deal, the typical model,cause that was the way that we were going to be going.

We're going to seminars, phone rooms and upsells. Yup. Yup, yup. We had video sales letters. We did the free plus shipping offers. The free plus shipping still off out there, but we're not promoting it. I've put a lot of time into it. But if it's not something that's working, great.

Once you started doing some of the email campaigns and I saw people responding and then you guys were engaging with them, I was like, I was actually surprised. I was like, wow, this is great. This is a turn out to be something that's pretty cool.

Yassin
Yeah. Yeah. Awesome. So, so, so I mean, what were your biggest challenge? I mean, before we started working together, I mean, you had your list, you had your presence, so I mean, what attracted you to working together? What kind of challenges were you going through that you want it to bring in someone like me to solve it for you?

Jason
Well, to be completely honest, we were bouncing around.

Yassin
Oh, all this, you just, you just said, just to be completely honest, I'm like, have you been lying to me all this time?

Jason
No, no. Me and Mike have been seeing this for a while, but we would hop around from some webinar guru , we had bounced around. They would promise they could get a webinar that that would convert for us. And it wouldn't work. I would pay 10, 000 - $15,000 for somebody to give me a script and to redo my webinar and it wouldn't convert. 

And this whole email thing that we had going with you, I was like, what do I got to lose? This guy is willing to put his money where his mouth is. You said, you told me the price and you said, Hey,if I can't get it done within X time, I'll give you that money back.

Jason
And I was like, okay, well, what do I've got to lose and gain so much more? I've got a really good friendship and Mike's happy. Things are plugging away. And I first thought like, Oh if it doesn't work, Oh well, but at least we try it, I'll get the, I'll get the money back.

But it's evolved into something bigger than just selling stuff through emails. It's helping people. We've, I think we've all created a really great friendship here.

Yassin
It's both in partnership, really in a bigger way and beyond just like moving products, but really helping these investors, right, improve their quality of life and help them gain faster traction and, yeah.

Jason
Yeah, absolutely. And, and I don't just see it working for like, six months, 12 months. You and I were talking the other day, we've got a three to five year plan and then I see it, even going above and beyond that. I see this being a long term thing now.

Yassin
Awesome. So, now that we've been working together for five, six months or so, what specific results have we been able to get together so far? Whatever you're comfortable sharing.

Jason
Yeah. It's, I believe gross wise, it's over half a million dollars,

Yassin
six months. Correct.

Jason
Yeah. And that's just, that's us re-engaging the list because before that, I was sending off onesy twosy emails and I was doing a lot of JV promotions as well. So we had to do a lot of stuff. Well you guys had to do a lot of stuff with getting the list re-engaged solely with me, which I like.

I don't like depending on affiliate traffic and all that kind of stuff. So we had to do some of that. And we've collected multiple six figures already. We're already putting some stuff into place to where we'll be at seven figures in no time and the planet eight figures soon too.

Yassin
God willing. So I want to stress something that we didn't have to do cold traffic, we didn't have to do webinars, didn't have to do sales calls. Right. Really the main driver of sales has been email. And so what price points are we talking about to your Jason? Like, well, what is the product price points we have been selling?

Jason
We've been selling it. So after the discount, we're at $2,500 right off the bat and then we've got some payment plan options to fill that.

Yassin
How much did you used to sell the product before we started working together.

Jason
I did the normal industry standard, which is, a 997$ product,

Yassin
right? Yeah. So we more than doubled the price and we did all of this without using any webinars, any JV traffic, any cold traffic and your sales calls and high pressure sales. We did that really primarily over email.

 I don't want to say that this would have not been possible without really giving our clients a great experience and giving them value once they're in. Because marketing alone can't really do all the work, right? We can bring in people, but some of the biggest issues, if you're on the inside and you speak to a lot of these people in the education space, that refund rates are in the, 15, 20, 30%, right ?

And people's merchant accounts get shut down all the time because of some shady stuff that they do and charge people and, right. So I haven't checked recently our refund rate, but I think it's less than 5% so far.

Jason
Yeah, definitely in the low single digits. And a lot of that has to do with your help and guidance with, revamping the training. Mike took off with it and really went to redesign the entire customer experience for the get go. Beyond the moon in my opinion.

We've got great graphics they've created, roadmaps. We've got a great Facebook group that's really engaging. People are talking and asking.

Yassin
People come for the content, they stay for the community. So we're really creating a very vibrant community.

Jason
yeah. And it's awesome, man. It's what I've always envisioned, with this training program. And Mike's really taken a leadership role . That's been something that you and I, we're like, let's see if Mike's interested in this and he's, as soon as it was offered, he took it.

Yassin
Yeah. He took it and ran with it. I mean, I couldn't have been more happy with the quality of training we're putting out there. It takes two, right? It takes two to tango, it takes marketing and it takes product. It takes a great team. Yeah, exactly.

And word gets around right? If you, if you push like hard and you get sales and stuff and people don't get results or the product's quality is bad, right? word of mouth got around, right. People post reviews on Facebook because typically people look you up before they spend $2,500 with you. Right? And 3000 and 5,000 and 10,000$.

We're not talking about $97 ebook, right? We're talking about 2,500$, which is probably some of the biggest purchases or some of the biggest investments these people are doing, in their business for the entire year. Right, right. So that's awesome. What impact do you see this having on the business over the next months? What do you see like in the future coming into the future here? working together?

Jason
in all honesty, I see us, in the next 12 months we can reach multiple seven figures

Yassin
and how, how are we, how are we planning on getting there?

Jason
Well, we're going to have a great back-end. We're gonna start putting events on, live events quarterly to our individuals that are buying our program. We want to give them above and beyond the training they're receiving right now, so they could have different aspects that they could tap into. 

And we've been able to tap into some really great experts that are gonna help out from a fulfillment side. And they seem great. So far we just had them come on not too long ago. So I'm looking forward to our event that we're going to be having. So we're going to add some events, which are just going to be for buyers ,

Yassin
it's for buyer events. Yeah. It's strictly for our best buyers. It's not like a pitch fest, yeah,

Jason
Yeah, it's not going to be a pitch Fest. We're looking to get on board with somebody to do some co-branding on a software and that's going to be revolutionary for our folks if we could make that happen.

And I do feel strongly about that. That's something you and I were saying on our call the other day, we're going to have like the trifecta of all of it. So I'm really excited. I think

Yassin
information product and the software. And so like what kind of price points are we looking at here Jason on the back end?

Jason
Well for right now, we've discussed 15 K. I would like to have, a 15 K and a 25 K program, that we can offer to people at the first event. And then as we start getting results for those folks, the prices are going to increase.

And I firmly believe that when people see the results, they'll have no problem paying for it. Cause one deal is gonna make that investment for them come true. And then they're going to have a business that's going to keep pumping that out every single month for him.

Yassin
Yeah. I think you guys have cornered a really interesting niche. I mean, I've been in this space for a while, and I haven't seen someone really cornered the market the way you have, or at least verbalize the proposition around bulk deals and working with asset managers. I mean, everyone knows about foreclosures and pre-foreclosures, right?

But the concept of doing bulk deals and working with asset managers, no one really is out there teaching this stuff. Right? And you guys have developed a unique methodology. We're combining it now with a software and with coaching and whatnot, which is really unique in this market. You don't really see new stuff, right? in this market and up see recycled stuff. So I think you guys are pioneering a new niche. The proof is in the pudding.

Yassin
Everyone has been very receptive to the messaging about doing bulk deals and stuff and this has been working really, really great. Jason, what if you had to choose just one thing,and Michael, feel free to shine in, if you have to choose just one thing.

What is the number one biggest benefits you're getting out of working together? Nick, if you had to pick, this is the one thing I love most about working with Yassin and his team, what would it be? I would love to ask you, I'm to ask Michael as well, each, asks for your take on this.

Jason
I would say the communication. I'm a big firm believer. If you want to have anything, be successful in life, you obviously can't go at it alone, but if you go at it with a team, if you don't have that communication, it's you're going to have a real awful business.

I think like when we, it's just been an open communication for us on, Hey, this is what needs to be done. Hey, we need to make improvements on this. Let's talk about how we could generate the sales. Let's talk about the marketing, the messaging, what we can offer. And I think without proper communication, you're destined

Yassin
And always look, here are the challenges that we are facing, right? Like there's nowhere to hide. Like, Hey, here are the challenges. Let's face them. That's right. Eliminate these constraints so we can both move forward together. Whether it's, whether it's on the marketing side or it's on the product side. Yeah, I love that. Awesome.

Michael, what does it for you and no cheating? You can say the same thing. Like, Jason, what does it for you? If you could just pick one thing that you love about working together. What would it be and feel free to be brutally honest. I mean, even if you, if it's a bad thing,

Jason
man, the greatest thing about working together and doing this as a team has been not only that, but the, the vision and support. Up to this point, Jason, you probably backed me up. It's always been like, well, what are we going to do next? How are we gonna make this work? It's more about making it work right now than it has been about how are we gonna grow it and make it bigger?

And now that we've been working together as a team, it's all that stuff's been in the past and now we're always focusing on what's the next thing that's going to make this bigger? How are we going to make our customers more happy? How are we going to bring them in more engagement? we don't gotta worry about the refunds.

Jason
We don't gotta worry about, how to find them. They're here , for the vision, now we have a clear path. And then the support that the team has with that, with like, Hey, these is the problems we're having. Hey, we're having customers that have a question. Okay. The support is,they're good problems that we're having now. That's the great thing. And then the support that we have as a team to handle them.

Like yassin, you come up all the time with like, we know Jason, I would be like, well this is what we're coming across. You like bam, have you checked out Zendesk or have you checked out this or that? No, we have not. We check them out, we can implement one. You guys help us with setting it up or suggestions or whatever it is. And within days we've got something going and then we're on to the next step. We're not struggling for weeks and months on this last step.

Yassin
Yeah. I love that. And I think that's, that's a winning partnership, right? We kind of work together on this strategic side of the business. It's not like how can we get a sale, but all the way from operations to marketing to product fulfillment, tech, right? It's the entire process, right. The entire operation and the core pieces in the business. We mastermind around it while each one of us is focused in terms of execution on their piece, right? But we still get together and mastermind about the business overall. And this is what true partnership is , right?

Because at the end of the day, the way we have it structured is I don't get paid unless you guys get paid. So I'm in it, right? we're in it together. So if there's anything, right? So the way I look at it, it's not in my name, but I still own it.

Yassin
Like it's my business. I know it's in Jason's name, but it's my business, right? It's putting food on my family's table and on my team members Family's stable. Right? so everyone is eating from this plate. It's important for me that, not only do we talk about marketing, but everything else that comes with it.

Because again, marketing is not a business. It's a function. We can get sales, but at the end of the day, if the rest of the puzzle or the pieces of the puzzle is not in place, it's not a complete picture. And in this business, people can sometimes be a little bit tough on you right ? They have high standards or high expectations, and if you are not 100%, and you're not tight on the back end, right?

Yassin
People will notice all these breakdowns and they'll go on social media saying, Hey, these guys don't have it together. Right? They're just winging it. But I think, based on our NPS survey results, we've got some of the highest scores I've seen right from companies that I've worked with. People are super happy with what we do. They're recommending us to other people and they're like, the satisfaction scores are like sky high.

So this has been super great. Awesome. And I appreciate you Michael for shining in. So what would you say to someone who was considering working with me and my team, but was on defense. Like, Oh, I'm not sure about this yassin guy. What would you say? What would you tell them?

Jason
I would say, you really have nothing to lose. You have only to gain, I would just say trust in the process. I was obviously hesitant, to do it. And I just, like Steve Harvey says, I took a leap of faith and did it

And I'm extremely happy that I did that because if you just trust in the process, the results are going to, results are going to come.

Yassin
I love that. And I want to give you credit for letting us do our job. Right. I think it's sometimes hard to let go of something and let people like write in your voice and communicates with your customers. It's like there's reputation and like, will these guys put some high pressure and ask them to get loans.

Not that I have anything against that, but the way we treat our customers should be similar to the way we would like to be treated. And you'll let us do our thing, right? As a team, we're always giving each other feedback on what we can improve. But you never came in and said, Hey guys, stop doing what you're doing because I disagreed with you.

Yassin
Right. You've always brought forth your concerns and we worked it through. Right. Without necessarily putting a pause on like, Hey, stop this right now. I don't agree with what you're doing or what you're saying.

And this has been great because that gave us the freedom to really just Go all in, right. And not necessarily, pull back any punches. Like, let's go all in for this guy. Right. And you gave us the space and the freedom for us to really shine. So I super appreciate that. Awesome.

Jason
Yeah, I just went into it like, Hey, if I'm going to have this thing work, I'm just going to let them do their thing. I don't want to disrupt anything, especially if they've got something that's a winning formula. And you do. It is hard to let go of your email list and all that kind of stuff.

But there was a huge trust factor in there. Right off the bat, especially as a recommendation from Andy. And then you and I spoke and I had a good gut feeling about you. I was just like, all right, well let's see how this moves and it took off man.

Yassin
Love it. I love it. Well, I'm grateful for our friendship and for our partnership.We've got a lot coming ahead for us and for all our clients. I'm super excited about our future and maybe we'll do this again and I don't know, three, four, five, six months and we will have already crossed the seven figure Mark.

Jason
Yeah, absolutely.

Yassin
